Description

This project involved a sensitive extension to our client’s Grade II listed building, together with the creation of an annex, on a notable road within the Sutton Bonington Conservation Area.  Following several unsuccessful planning attempts by others, we were instructed to develop a carefully considered design that responded not only to the architectural significance of the listed building but also to the wider historic character and setting of the conservation area, while meeting the modern needs of its owners.

Our goal was to ensure the extension felt like a natural continuation of the existing form.  While we introduced elements like open-plan glass to connect to the garden, the overall design was intended to look as if it could have always belonged to the original house. 

We carefully matched bricks, roof tiles, and detailing so the new addition would feel like a seamless extension of the existing building.  Rather than appearing overtly contemporary, the extension was designed to harmonize with the original architecture.

The extension features two traditional gables and one hipped gable. This hipped design was a deliberate choice to protect an established magnolia tree on site, allowing the tree to thrive without interference.

We integrated air-source heat pumps and enhanced insulation, and the annex was purposefully designed around reusing existing doors and windows. This not only preserved character but also supported sustainability goals.

Internally, the spaces were designed with the same emphasis on continuity and craftsmanship.  Bespoke joinery and muted finishes reinforce a calm, domestic character, while natural light enhances the sense of space.

In the kitchen and utility areas, a restrained palette of period paint colours was chosen to complement the retained exposed beams, allowing the original structure to remain a defining feature and reinforcing the dialogue between the historic fabric of the house and the new intervention.
